After you get the tenant buyer to be checked out by the RMLO, and you have a letter that says that if they pay down debt or increase their income or improve their FICO score over two years or whatever, they should be able to get a 3% FHA mortgage, you then have the tenant buyer deposit$$$$ into the title company or attorney’s office.8. 3% assignment fee to you9. first and last months rent to seller10.

I think I would be willing to invest some money in improvements to instill a little confidence in a seller who might otherwise not be willing to take the risk in me.

I'm looking for some guidance from some of the more experienced California flip investors in luxury homes to see if they might use a matrix or formula to plug in a set of  rehab estimation numbers for a luxury rehab as they are initially looking into the potential of a project being an acquisition candidate before they actually walk the property.I can typically create an estimated improvement budget for almost any commercial property in both office and industrial for proforma purposes before visiting the property, but residential is a new animal for me. 

I tend to stay away from C class and want to make sure this is the right property to improve.- Gratefully
