From there you have the various stages of conversion rates, so if you are relying on ONLY mailers expect something like 0.001% conversion rate of mailer to completed deal, maybe that high.

Highly suggest attending local meet ups and picking everyone's brain at those events.

I wouldn't touch lending or flipping because I don't like paying high tax rates.  

Unless you are in a high-crime area, I see no justification for cameras on the property.

I always tell people that I think one thing to consider in this environment is whether you have a high or low interest rate loan.

I highly doubt they were a scam.
