Is this lady ready to pass any moment?

I call it gambling not investing :-).

Both are very sweet ladies who have lived there for 8+ years each. 

sale lease back life estate  ( did one of these in Portland OR) lady lived 8 years though.. in exchange for the deed she got to live there for free until she passed.. 

that's the best route.. also cost of living is only cheaper basically in one area cost of real estate.. food is food insurance is insurance taxs are taxs and taxs in Cleveland are probably higher than Denver.. and in the high end of Cleveland real estate the tax's you pay for a home may mitigate the idea of its cheaperAnyway good luck with the move.. and oh nice gamble in Denver you know appreciation is gambling on this site but someone has to get it  LOL

I see these posts here by young ladies thinking about investing in D-class small multifamily deep in the ghetto and shake my head sadly.

A lot of people think Eastlake will continue to gentrify, but it's a gamble. 

The property needs 25k at most in upgrades ( electric, roof, plumbing, and hvac replaced 10 years ago).He said he was getting $1600/mo section 8  for the house from the same lady for the past 9 years.
