The lady I talked to with HUD said its possible they refused to take the property because the bank waited too long and the property maintenance was not kept up.

I showed a lady, how to find deals and helped her with funding,  she made over 370k on her first and only flip, therefore, she was like that is good enough for me, I am done lol, funny part I didn't make any where near that on my first flip, have since, guess I am a good teacher lol, that was in a competitive market.

Yes you still need insurance but that is your only form of protection you are gambling.

It sounds like a gamble on appreciation.
