Has anyone found a good source to learn or is it best to learn from a 1031 exchange professional?

We have found a few that we would like to potentially look into with an agent (we potentially have one, we need to vet if they have worked with investors before not just retail home buyers) so that we can close on our first property by the end of 2018.

What have you found to be the best structure ie LLC's, S corps, B corps etc or do you buy In your own name?

I found a motivated seller in west oak lane area near 66th ave.

There was another broker that I’ve spoken to in the past who seemed to be offering too good to be true terms and some information that I found out later was not true.

It would cash flow well if we did this then found an 8 mth tenant

Maintenance depends on age of the facility (as with pretty much everything in RE).There is a bit of competition in the mini storage segment but smaller mom and pops can be found for reasonable CAP rates if you are self managing.

If you're trying to use the BP calculators to analyze a deal, I found they are not accurate for closing costs as each state deals with taxes at closing differently.
