I am going to two look at a 2 acre property in the next couple of days that looks really promising. 2 of my call backs were from realtors that received one of my yellow letters.

But if you think there's room to grow the rents and the micro-neighborhood is promising, I'd go for it - assuming you can afford to tie up that capital and plan to hold for 5-10 years (and get some return with the principal paydown).

I told him I wanted to learn more  about his company and he stopped speaking to me. then I got another  offer from a different person. fake profile and no registered entity. not sure why they are targeting me, but I appreciate the word of caution. 

If you find a group on meetup promising you all the benefits of real estate, huge sign it's a guru program. 

After this unit, I am promising myself I won't spend so much time doing the actual labor myself. 

The best thing is that I don't have to live in a manufactured home that is generally built for affordable housing, the floors wouldn't support my rock fireplace, real rock not that fake stuff, it goes all the way down into a foundation.

Just recently I finally got one that was actually looking very promising and it all fell apart because of my inability to properly assess comps and have reliable buyers lined up.

I'd be curious to hear if all goes smooth (fingers crossed)  or if you have issues like - the agreed upon rent amount, rent due date, repairs that we're promised or neglected, etc...

When I think predatory I think duping the borrowers through shady tactics, other than the false idea that a degree automatically leads to a great job with great pay, which the lenders don't promise these loans are straight forward (at least mine was).  

The current tenant is struggling to pay rent and I've about had enough of her partial payments and broken promises.
