Unfortunately, we don't have the time to drive for dollars, do cold-calls, go to auctions, contact wholesalers (I am not even sure  how this works).Should we just give this up altogether and just invest in some REIT-s?

We moved down from NY about 6 years ago to get out of all NYC rat race and the cold.

What I would pay more attention to buying in cold belt states for retail is only urban core or very strong suburban.

@Kirk Bausch - Your best bet for such a small loan is to cold call every bank within 50 miles of the deal.

Stone cold, waste more time if you want with the eviction, but that is already rolling forward.

Hi BP,I cold called a gentleman today who is a out of town owner and he said sure I am interested in an offer.

If he shut it off, the tenant skipped on you and turn the power back on ASAP  to protect the property from cold weather damage.

Have you tried cold calling or direct mailing to gather leads?
