I would ask for supporting documentation.  

If all is good, I pay the money for the credit history and legal history background check. 

I am in California and the Realtor board has lease forms as well as supporting documents (notice to pay, etc).  

Your lender should know how to exclude those from the arithmetic, and what documentation from you is required to justify it.
