DL links for the 3 contracts I need please

i have found 2 properties I've talked to sellers and need DL links please for 3 contracts..

1. Sale purchase agreement.. For me and seller.

2. Memorandum contract... The one that protects me from buyer going behind my back.. Deal insurance I guess?

3. Contract for me and buyer and or assignment documents and or the double close contracts...

I'm looking for the easiest to understand contracts so I don't confuse the seller and also nothing that says CONTRACT on top cause I told them there assignment papers between us.

Any recommendations or advice would be greatly appreciated. Thank you
