It doesnt matter how good a management company is, this area is tough so plan to have things go wrong but if they go well consider that a bonus. 

I do a lot of sub-to deals, and find the hardest thing is getting the tenant/buyers to a point that they can "cash out" so you can get your "big payday" at the end of the deal.This market has a lot of good sub-to houses available, and due to the lack of easy funding, plenty of buyers, but the downside is that most tenant/buyers never get their "poop" together and buy.My suggestion, is look at sub-to deals like a long-term buy and hold, enjoy the option fees, and if someone cashes you out, consider it a bonus.

And if it goes up, bonus, and I can sell whenever I want and put waaay more in my pocket.

Think of it as a nice little bonus for yourself or a good way to build up your cap ex contingency fund.

The insurance and taxes are very low so that is another bonus.

And the bonus is that any added income can help chip away at that loan.

A lot of them sit on prime real estate which is a nice bonus!  

It is a great bonus if you can get it, but I only look at condos from a straight rental point of view.

should i offer a bonus, lower the price, (again), fix the roof (costly--it doesn"t leak, but there is a slight caved in part due to not enough support), any tips on how to sell would be really appreciated.
