The major downside to mortgaging to me seems the fact that you don't know what interest rates will do.While that is true, the interest rates seldom get too far ahead of rent (the early 1980s being an exception).

You owe the bank money on your ouse but they are not going to come paint it for you or decide they want to rent it out, put in a garden ahead etc.

But a great way to get ahead and build long-term wealth, if done correctly, IMHO. 

One realtor I contacted that had a client close with conventional said they went ahead and turned it on.On the house however I'm still waiting on the price to drop, no one's bidding still.
