Wasn't cheap but we don't regret it one bit.  

Zillow, Realtor, Trulia (owned by Zillow Group last I knew) - and they're not cheap either. 

Reality is long term maintenance and cap expense is significant versus rents in the cheap markets.  

Get all the investors by listing a cheap fixer upper at a good price.

But remember, NOBODY is ever going to have as much love and interest in your property as you will, so if you want to be lightning quick with responses, getting everything as cheap as possible, etc: don't invest out of town.

Often times, fixtures and finish materials are not included because the owner may wish to choose something cheap or expensive and the contractor has no way of bidding without knowing those choices.

Outside of that can I make money either super cheap houses?

If they are it’s a pretty cheap fix.

There are so many snake oil salesmen pushing LLC's it makes people think LLC's provide cheap and magical protections, but when you receive a summons for a lawsuit and call your attorney you get the real scoop about LLC's and entirely new knowledge regarding the potential for the Plaintiff getting your assets outside the LLC, or getting your assets in other LLC's you own.I started 5 LLC's last year and cancelled all 5 of them about 2 weeks later after a very experienced real estate broker explained the pitfalls.

Tenant Cloud is cheap and has some good features….but accounting is not one of them.I jumped into tenant cloud with both feet, partially because I read a lot of positive things right here on bigger pockets.
