If there enough forced appreciation through rehabbing, then you could refinance it toward the end of be house hack and pull out your down payment/rehab expenses.

Also, for C- areas you should be getting 1.5%+. 1% does not build in enough reward for the risk and hassles you'll encounter with tenants and property maintenance (they're mainly all older homes with varying degrees of deferred maintenance).

All I can suggest is downloading Google Drive and Google Sheets onto your phone and creating a spreadsheet for each project.
