If you can't afford it go as walk in and pay a small fee, maybe $15.00. 

I'm only walking away with $97K though, because the first thing the bank did was pay off my HELOC.

I'd be happy to walk you through what I did as the learning curve was a bit step. 

We control 12-14k lbs of linens a month right now, so I’m thinking that we can more than pay for a laundromat just paying $1 a lb for wash and fold, and then any business walking in the front door of the brick and mortar location is just additional revenue.

That one doesn’t cash flow well, but has a lot of equity… I should walk away with between $150,000 and $200,000… I’m planning to do a 1031 exchange and that might be a good money to use in Denver???

Kind of test the market and walk away if I don't get what I want, even if it's a bit aggressive?
