You would just need to demonstrate under audit that you had the intent to hold for investment purposes but got an offer out-of-the-blue that you could not turn down.

I would probably ask the real estate agent and ask them which finishes/structures that attracts most clients for the area, they are the front liners of selling, they know that if you have an ugly color combination of red and blue on the bathroom, it wouldn't attract much.
