Depending on the lay-out of the house a laundry room might be a good use of that space, if there is sufficient storage elsewhere.

You could  contribute additional personal funds into your own 1031 Exchange account equal to the face value of the installment note (boot paid or contributed) so that sufficient cash funds now exist inside your 1031 Exchange in order to complete the acquisition of your like-kind replacement property. 

If you have sufficient income, good credit and you can put 20-25% down, I don't think getting financing will be an issue for you.

Here you are required to obtain a permit from the fire department to have a fire-pit in your yard: they verify that it is located a sufficient distance from any structures (yours or your neighbour's), etc.    

That model doesn't fit lots of people and I'm sure the vast majority of real estate investors started straight out with being a landlord.

I'm hoping to build business and personal relationships along with a vast amount of knowledge from this site.

I have been blessed to come in contact with mentors, who do everything from Wholesaling, General Contractors, to Commercial real estate, while this is great for knowledge, it also has left me somewhat unsure of what road to take in the vast world of Real Estate.
