In the state of Ohio, the bill stays with the property and not the user. 

A good Architect is your design team leader and helps you to create a Program (what you want/need in the building sized appropriately for you/the end user) while taking the site and aesthetic into consideration.

Although you had some issues with the total value-add in your basement, I believe the extra beds/baths will be well worth it long-term in regards to commanding higher rents, better quality tenants, etc.Sorry to hear about the terrible timeline you ended up enduring as well.

@Mike D'Arrigo, when you talk about rents in the 435 loop area at $950-$1100, can you tell me about how many beds/baths command that amount?

2) Can I cut some of that big water/trash expense by sub-metering the water and passing it on to the users?

Edward, you bring up a good point - that an SFH w/ rental unit in W Menlo Park might command a higher price point than a duplex.
