I'm new to real estate investing and have been looking to buy my first property for the past 3-4 weeksI have roughly 120k (not all of that I would like to use) to put towards an initial investmentI found a property that I would like to get for 325k that is in ROUGH shape, basically every room and property needs a lot of TLC.I'm getting a 2nd GC to come and look at it but I'm estimating anywhere from 75k-100k in rehab costs to really get it updated.It's a 4/2 with the potential to be a 4/3 or even 5/3 with some creativity of the attic space. 2750sqft with a beautiful pool area and big backyard in Central FL, 15 min from Disney.The girl that has the property wholesale is saying the ARV could be anywhere 550k-600k but honestly, I don't see that number being accurate looking at comps around within a mile or two, and I really need an expert evaluation on this deal but don't know who to go to.I would love someone who has experience doing BRRRR or fix and flips to look at this property/deal and be able to say "this is a no go" or "you have plenty of margin to make this profitable"Any help would be super appreciated!

I took a partial withdrawal of $42,000 from my 403B plan five years ago to buy a forclosure for $50,000 in cash.The property has been rented to the same tenant for almost five years now and I have collected almost $50,000 in rent.Today the property is worth $135,000 and I took a Heloc on it last year to buy two duplexes.I didn't mind paying the tax because I would have to pay it eventually anyway, and the penalty of $4,200 I got back in five months from rent.

There are two steps you should take here:1 - Speak with an investor friendly agent/property manager who can help you complete a property analysis to determine current value, recommend renovations (if any), and if renovated the after repair value (ARV).2 - Speak with a lender to discuss loan options.

An investor friendly agent can do all sorts of helpful things, like setting you up with a search for properties or connecting you with folks who have recently done deals like the ones you want to do. 6) Consider analyzing a deal or two in your local market, just for practice, with a free use of our Rental Property Calculator (or other calculators).

Buying a turnkey duplex for section 8?

It would be a section 8 rental, the fair market rent for section 8 (hud gov site 2024) on that zone is 1200 for a 2 bedroom, since it's a duplex it has two units with 2 bdr so the total rent would be 2400 (both section 8 tenants).
