Getting a license only for your own deals isn't a good idea for many reasons. 

While you'll find a few YouTubers doing their thing, I believe "Lili invests" does the best job of touching on the topics and tools newcomers need to know in order to be successful - CRMS, lead generation, building lists, identifying great deals etcI hope that helps and good luck on your RE investing journey!

Here's my experience summarized about the Midwest. https://www.biggerpockets.com/forums/48/topics/1165499-whats...The "cash flow on paper" for Class C Midwest (which is almost non-existent with 7% interest rates) will cost so much in repairs, capital expenses, tenant issues and it won't appreciate enough to make up for the losses.
