Straight #savage.Seeing as it was a drive by I think it'd be prudent to put this puppy in the back of the line & focus on other projects while things die down.

Its a little more risky becasue its a higher % rate but as long as the project is profitable then you dont have much to risk.

I did something like this recently as I wanted cash for a project but didn't want to sell or refi a whole portfolio, and I didn't want to put any more personal cash into an LLC.

I have a project where we will be moving to the LifeProof Luxury Vinyl Plank (8mm/Waterproof/snap-together) throughout the unit; floating for installation.  

Otherwise take your project to a commercial broker and offer the commissions.

Many private money lenders, who routinely lends money (i.e. not a family member or friend) will not lend for an owner-occupied project.

If anyone wants to get together to discuss SB as a whole or wants me to run an analysIs for them, I have done tons of research on the market, valuations, rental rates, future projections, etc and I would be glad to do.

We just went under contract on a 284 unit deal in Houston, TX.We used a local attorney for the PSA (purchase sale agreement) and who was familiar with local laws and customs like using the Texas equivalent of an ALTA title insurance, etc.Also keep in mind that for commercial projects, a large (6 figure) deposit will be required and in hot markets a portion of it will be non refundable.
