I have been studying real estate for a while now and I thought there was a whole strategy around getting a second loan on your rental properties to keep investing but I am having a hard time to get this second loan on this second house.Can anybody help me?

I'm a  new RN who has always dreamt of REI.At the moment i am swaying back and fourth between purchasing a small quadplex to start out with (while i am finish grad school) or just going big with an entire apartment complex(which might hinder my studies).

This partiucular home did a thanksgiving rental and the tenants had a dozen people there, with cars everywhere, music and folks outside smoking in the driveway.  

Study that here and learn your local market.

Some people can research and study all the want but never get started only because of that fear.

My wife and I studied the local market for about 6 months before purchasing our first property.

I am new here and pretty new to real estate I've been studying it for about a year.

And I am going over to learning tab now to begin deeper studies.
