just logged into my biggerpockets account, and found this in my inbox:Hi XXX...Im an investor/rehabber in Canandaigua...I googled Doug Hirt's name and read your blog..just bought a furnace from him and he was adamant about getting $ up front for installing it...I was a bit confused he was demanding payment up front considering he told me he has 300+ houses, 10 employees, his sons worked for him and spends 6 figures monthly at lowes/Home Depot...does he have a reputation as a scammer?

Apparently her son decided that her apartment, in my building would a grand place for a meth lab.I found out about the dead tenant and the lab in the same phone call with the police.

We used to do this in Silicon valley Palo Alto in the mid to late 80's when RE spiked for the first time.you needed 20% down in those days and will prices going north of 300 to 400k back in the mid to late 80s in Palo Alto Cupertino etc.. it was common for a partnership on SFR;sthe one living in the home got the loan and paid the payments etc.the equity partner provided capital ( downpayment) it was for 5 years.. house was then sold and equity split..
