I'm a software engineer diving into the real estate world, currently working as a software engineer at a real estate company (just a coincidence), in my position as a software engineer I'm doing a lot of cool AI stuff, that gives me the ability to build and create tools for myself to find deals (maybe will share about it later).Currently, I've got one property in Toledo, Ohio, that's currently rented, and I just bought a new one in Cleveland.I'm here to soak up knowledge, connect with folks from all corners of the globe, and share what I can.

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

An example is deeding a property valued at $100k from your name to your LLC or vise versa, you're now writing a check for $4,278.00 just to cover the tax payment to record the new deed, not including the recording fee and any fees collected by the title company or attorney representative who facilitates the transfer.

Unbelievable • His insurance won’t cover because as it turns out commercial liability does not cover craftmanship defects they need E&O insurance for that, hard lesson learned, 95% of small contractors will not have E&O, it's an extra cost for them and only the larger construction companies carry it.

It's the same as working in a company, some company has a fabulous manager and good work ethics and teamwork, while another company expects you to be 100% independent.For someone like me, that's like to learn fast, a realtor in lower commish is better for me.
