So quick backstory about me..

So far business has been great with near 100% occupancy during the peak months. 

You can also offer to refi within "x" number of years so they eventually get the entitlement back.

The roof needs to be replaced anyway so I would plan to do that so really in the end, just the black soot coloring.Any issues I should be concerned with?   

When they call to ask if you have any offers.

Be careful that you do not pump money into a program claiming to make you an investor and provide help in doing so . . . it will quickly become your fault for not being successful when you question things and the mentor aspect offered will disappear.Find local investors, get the foundation you need to focus on your area and stay positive in the journey,. 

So, you could just increase the cost of the project to pay for this repair.

So, do I bother?
