@Imdhadur RahmanAre you looking for straight purchasing at 90LTV or fix and flip purchasing at 90% of the purchase price and 100% rehab costs? 

Closing costs, title insurance, appraisal, and recording fees etc.  

I assume the lease also has costs you can charge back to remove the materials from the property as well.

Buying a property in Los Angeles with a bad tenant is very costly and time consuming. 

I want to do the inspection because I am afraid there is something in the electrical, plumbing or roof that may cost me way more than my budget.  

Lower of cost or market for determining the basis is also the correct way to treat a personal use asset being placed into service for business purposes.
