Umbrella limits can range from $1 to $10 million depending on the size of your operation and can also provide additional coverage over commercial auto if applicable. 

I send a direct mail letter to the ones I want to go after based on size of house, location, what other kind of liens are on the property and how much is owed, if any.

Some areas have a legal requirement for multiunits over a certain size to notify new applicants that a meth lab was located on the premises.

Even in the same area, depending on its size and the realtor's personal rules, it's best to have more than one working for you, and investing realtors understand that. 

But honestly we weren't sure what a good financial return or annual cash flow should be on an investment of that size.
