My tenant is three weeks late on rent, and he said he cant afford my place and has agreed to move out, however his word means nothing because he lies quite a bit, do I need to still file an eviction or have him sign a contract saying he agrees to move out in a certain time frame.

How do you keep your property occupied and how many hours a week do you dedicate to issues, maintenance and networking?

I think there are a lot of people that get discouraged when they don't find a deal the first day or two but it usually takes weeks or months of constant hustle to see results. 

For my W-2 job, I travel a lot and am often times out at sea for weeks at a time.I am currently out to sea and there have been some problems the have sprung up at home.

I mean was that a 1 week process or more like over a month?

I have a tenant who would like to pay half the rent every two weeks to coincide with payday.

This property manager could not produce a 7 Day Notice after 3 weeks of repeated requests, a worker putting in a smoke alarm saw a sewage backup and didn't even tell me or his boss, checking info for a owner payout was not entered properly and resulted in a week delay, a renter was told of a payment plan for hardship but receved a contact info update in the mail... and lastly I had to email questions each day which never got answers.

What do you think about having a quick chat over the phone sometime this week or next to get to know each other a bit more? 

It's a fairly new strategy option, I'm actually taking a course on it next week.
