Items I've noticed:- Unit 1 dishwater and sinkwaste drains in yard- Unit 1 and 2 have broken window panes, ground level units- Outer door to unit 1 and 2 has doesnt have a deadbolt lock- Floors in all units sagged slightly when I walked through- Door jams on 3 of the units have some wood rot- Stairs leading to unit 4 are "rickety"- Rain gutter on unit 4 is hanging off at a -30 degree angleTyping this out, I think I may have slightly talked myself out of this one, but I'm very interested in input from the community!

Apparently the investor went and moved on something else and now he wants to do a fix and flip deal and wants to close on a subject by the end of the month. we'll see what happens. at least now I'm not needed to waste time or money on travel, and he's in my neck of woods where he wants to purchase the properties, but eventually the cards are going to have to be out on the table, and when they do I'm going to expose this piece of work to the world.

I don't want to put the seller off, by making an offer on this property sight unseen, but also feel that it would be a waste of time to go see a property, knowing that we could never come to an agreement on price.

@Mike Walker I need to get my unit updated, from ripping out the floors to putting in wood floors, painting the walls, molding, changing countertops and cabinets in the kitchen to updating the bathroom.

Last time, we had to have the landscaper come out and re-do all the work as he did such a poor job and actually dumped the trimmings in the woods behind the house even though he charged to haul them away.
