Any real estate agent on Maui that is worth their weight in salt should be able to tell you if a particular property allows short term rentals.

The house has a pool and what look like a shed used as a "cabana" (window AC unit), 2 dozen chairs, 6 or so umbrellas, and 3 porta-potties.

. :) We also agree that hiring bad contractors means paying for it twice - that's the main reason I put much more weight on the recommendation I've gotten from other investors than the cost of the contractor. 

I am sure this has been covered many times in the past but you folks could shed light on which analytical data tool is better than the other and why that would help me decide to invest funds on the right tool.

Your RE agent friend can probably shed some light on this as I'm just going off of convos with friends who don't RE invest.
