You should do a search and read the actual text for yourself, but I'll sum up.Assuming a tenant otherwise passes your screening, you can not deny them based on a disability (or their need for specific improvements for that disability).

@Iman Yu well, you still are concerned about all costs, but the PM manages everything, so they fill vacancies (including marketing and screening) and they handle tenant calls and repairs.

If you were to go to a third party lender on this size deal, the loan would have personal guarantees so that inherent in the seller financing is the concept that to sweeten the deal, the seller is providing you an economic advantage hence the higher price.
