I re-read Brandon Turner’s 7 years to 7 figure wealth pdf and I understand the whole year by year scaling process but I don’t understand how he’s getting these multifamily houses for 80% of market value and not accounting for rehab??

Texas multifamily and self storage because we can buy at scale and partner with excellent, experienced operators, and Texas has a number of great, growing markets.

One set of expenses, 9 incomes under one roof, one foundation, centrally located, economy of scale is far better. 

I mean in mass scale that works.. but not when your honing in on a deal My old partner in the Northwest was a Master at landing timber and land deals for us..

You can scale way faster and it’s easier to raise capital to do the deals.Education and market knowledge is the key.

Thoughts on scaling through collateralization (is that a word?) 

@Chris Scales Your best bet is to go down to the city and talk to the planning department.

Scaling up seems to be a challenge unless you work your tail off for years and save $100K for a substantial down payment for a larger multi family.

That's a BIG problem because it's harder to scale and acquire more units because managing one building in an F area is a full time job!

I too drank the return coolaid.. but the returns in these assets class's never materialize at that scale..
