@  Br@Brian Risi  don't be afraid of unknown, what's worse that can happen, you lose a few hundred or thousand dollars....you will probably blow that on beer, starbucks, eating out whatever X 10 in a year.i started with about $500, testing signs, mailers, etc, all in all, probably spent over a grand in marketing.

That's pretty standard stipulations for an REO property...I think I've only gotten disclosures on one REO out of several thousand I've look at over the years...

When I did the exit inspection with "the boys" there was junk left everywhere, the hardwood floors in the main hallway and living room were damaged {couldn't see the damage before due to area rugs} and need refinished and the fridge, which we had planned on replacing anyway, turned out to be {basically} ruined.
