You need to focus on hiring a decent local team of cleaners and one general handyman for maintenance.

One of my tenants has become the onsite maintenance guy assisting me in maintaining the property which has been a blessing.

I set my maintenance to $1500/yr. 

Essentially zero maintenance for 40 years.

I would figure out the penalties for moving early or payback terms and then make a decision but am leaning to taking both.  10k is a great incentive to stay if you are trying to build your portfolio and a great incentive to buy a nicer property that will hopefully be less maintenance.  

Exterior property maintenance like lawn mowing and snow removal can be the tenants responsibility. 

They had done little to no maintenance to the property, we bought it for what they had paid 15 years ago.

Also watch out for condos- some may appear a great price but the maintenance/hoa fee can be very high and kill cash flow.

The biggest challenge/learning curve for this deal was outsourcing the maintenance once we moved to Denver.

However, the home has been fully rented for the past 12 years and generates sufficient cash to cover PITI +  maintenance and even throws off a decent amount of cash every month.
