For instance, I've started a direct mail campaign using post-cards and yellow letters to out-of-state absentee owners that have properties in my area recently and email FSBOs in my area on Craigslist and Zillow and I created this Bigger Pockets account to ask questions.As I mentioned above, I live in the Cumming area, so if there is anyone who lives in the area (me driving down to downtown Atlanta on any day but a Saturday or Sunday is difficult due to time-constraints) who would be willing to sit down with me for the price of a cup of coffee or lunch to discuss realistic possibilities for someone in my position to get moving and find a specific part of the investing world to focus on would be greatly appreciated.

You basically need to state your case before the zoning commission and let the cards fall where they may.Regarding utilities, there are really 3 costs associated: Design - usually a set of engineering plans is required to be submitted to the municipality (SAWS for water/sewer) before they can be builtConstruction - cost for a contractor to build the utilities per the plans, andImpact fees - you will need to pay these to offset the 'impact' your site has on the water and sewer system.

Your business would get much respect if you also pledged not to accept credit card payments for any amount over $300, unless the student is an accredited investor.

Mike I don't do SFR but some of my friends by brand new (dent and ding) appliances from the large stores.There is usually not anything wrong with the appliance but that it has a scratch or dent somewhere on it but works fine and is brand new.You can sometimes have specials for credit cards opening an account at zero to low interest rate for the first 12 to 18 months.

If you are under 24 months, you can call your credit card company as many double your factory warranty and will pay for repair labor (if this costs less than replacing) or replacement if you provide them with a diagnosis from a repairman of your choosing.
