Notice I have never tried to correct you on our inherent problem. yup one of my homes that's was the case poorly built.. and in Texas were no licenses were or are required.. this happens.. and guess what those are usually the distressed homes.. this market for fix and flip in my mind is for the local pro's I got my butt kicked and will never go back.. and then when your fooling with these homes.. the tax's pile up on you.. and then of course when your just about done you get hammered by a hail storm and have to go through roof replacement..  

Allowing pets will put you ahead of other rentals and yes, you can charge more per month and have a pet deposit which should cover any expenses occurred by the tenant. 

Im confused about what it is that the insurance will cover.

We have trees on the side of the back yard in one of our rental home, it happened the neighbor notified us that the branches hung over to their roof and demand us to take care of it.

Built in 1950, it has a new roof, new heating and air, all new electric and other than that the rest of it looks original and beat up.

You will have negative cash flow and will be out of pocket every month to cover expences on th eproperty.....money pit.

Security deposit money cannot be used to cover monthly rent.

(To cover mortgage and what not).

From my research, it seems like it's probably pretty common in DFW area to have tenants do lawn-care, but I'd probably need to cover items like pest control, HVAC check-ups etc.Also I am seeing mortgage rates for investment properties ~ 5.75% to 6%.

Hard Money rates are too outrageous, some conventional lenders will lend for the purchase price but not the rehab, and lines of credit are an option but it's hard to get a business loan large enough to cover 100% of the purchase plus rehab if any.So, here's where I stand.
