As far as DIY, painting will be tedious and time consuming, but if you break up the trim and the rolling between two people, it could take you a couple of days to paint a whole place, and it will save you a ton of money.

Searching for answers - we make a good living but the 30 yr fixed rate with only 12 years has left us with no savings except the gain on the house if we sell.

With zero rental vacancies and living frugally, I will have a 1 million net worth at the end of 2026 (this takes in account that my real estate appreciate 3% each year and I have my cash reserves in a high interest savings of 1.9%).

Morning BiggerPockets world.I am currently on the first R and trying to plan my renovation in a way that maximizes my appraisal ( as expected)...I have the opportunity to save about a grand on my rehab by having a used HVAC system installed. 

With the inside cosmetic reno, we raised the rents from $750 to $1200, so maybe you can save the money for something else. 

I have been saving since I joined, I am almost at 50,000.

Mine calculates everything including retirement, education funding planning, life insurance need and many more. 

The issue is: where do I find a legal basis/precedent to knock this down before I spend ALL of my retirement fund standing up for this principle in my so-called Golden Years?
