Tips for foreclosures?
6 February 2014 | 4 replies
The property is currently listed for $70,000 but needs about $30,000 worth of work (floors need to be replaced, all moldings need to be replaced, all walls need to be repainted, caulk around all windows is black and needs to be replaced, a lot of doors are broken, AC units needs to be replaced, room most likely needs to be replaced, two large trees may need to be removed to prevent foundation damage). The property has been on the market for about 5 months and there aren't any offers on it.

Can HOA REALLY dictate windows?
29 April 2015 | 27 replies
But to answer your question @Chris C. yes the HOA can enforce the rules set forth in the by-laws (read them carefully). 2 weeks ago I received a notice from my HOA that I needed to submit paperwork about my tenants having a trampoline in the backyard...If they disapprove it they have to remove it.....there's nothing I can say but wait on their decision....I can't even put a storm door on the front door without their permission (smh).

Its easier to remove them , but it is still time consuming to paint them , take them off , buy new ones and put them up in less than 1/4 of the time .

Once leased, you go back to the site and disable advertising and it removes the listing from all sites. https://biggerpockets.mysmartmove.com/ Once your applicants pass your initial criteria on their submitted application and landlord references called etc. you get a background/ credit check for them.

If we had waited to order home appraisal after home inspection, our walk-away costs would have been lower.3) After negotiation, when we removed the home inspection contingency, I realized that I had not seen the written termite inspection report.
