@David Faulkner - completely agree, that's why I flew out there multiple times and have driven the streets, gotten to know the neighborhoods and which suburbs and suburb neighborhoods are booming and up and coming, which have good and bad crime situations, where are the good schools located, got acquainted with other investors, wholesalers out there.

My own idea to remedy the issue is to inform the neighbor that I'm trying to make repairs and bring value to our street.

This will be a tear-down and rebuild in an area with 5 rebuilds on each street.

Does anyone know what the rental market is like close to the new "creative district" in the city nearby Market Street and the Riverfront area?

Popular vacation spot for folks in Denver during the summer (Lake McCanaughy). 

For example, our software wouldn't know how to quantify the affect of a new complex being built down the street that may compete with our rental listings.  

Recently the duplex across the street went up for sale and i am thinking how nice it might be if i could get it for the right price.  

All,I have couple of properties in real rough street that do not qualify for section 8 (rest of the street is too rough AS IS   to qualify for section 8... too many boarded up houses).

For instance, Dallas PD has an online tool that allows you to pull incident, call reports down to street level.

Comps are hard to come by - there is a sale for 60k, & another for 90k in 2014 for identical units on the same street, and a 2016 sale for same type of duplex at 130k on the same street so the price is reasonable especially for the market in 2017 for the area.
