Besides looking great and selling the rental, they're way more durable than the preformed laminate on pressboard, the tiles are easily repairable or replaceable if a tenant does manage to damage a tile(hasn't happened yet but the family has chipped the granite slab in my own kitchen), they're cheap at ~$5 sq ft for the granite, and finally not too hard to build for the handy with a tile saw (I did my first with a real cheapie) and a set of diamond polishing disks off Ebay for the exposed edges.

And most garages are not built as living space.It starts with the slab - 1) Different PSI concrete, 2) Wrong steel, 3) No (or wrong) vapor barrier 4) No hold-downs, 5) No shear walls....and it goes on from there.

My idea is to take out a home equity loan line of credit, buy a pre-fab home that I can place on a concrete slab (not a mobile home); place it on my land that is already payed for, and rent it out to pay for the home equity loan line of credit.

The water heater vents into the chimney and the chimney has a concrete decorative top, but am I right in assuming that I should be able to see a cap as well here?
