I'd definitely go for a property management app that has online rent collection capabilities.

Really all depends on your personal financial capabilities.

But all the things I've read I was under the impression I could have someone do an owner financing (and I had the down Payment) on a 4 plex with 3 units rented out and I live in the fourth and that would suffice to show I can cover the mortgage payment as long as the numbers reflected that once all thing were plugged in like the NOI SUBTRACT THE MONTHLY MORTGAGE and if I am left with enough CASH FLOW then this would reflect I am more than capable of handling the owner financing but the Dodd Frank Act shows different unless I've misunderstood it. 

There are a couple other serious players though.What I did learn was that capitola in particular has a short-term rental zone, and my home was 1 street too far back from the beach (http://www.cityofcapitola.org/sites/default/files/fileattachments/community_development/page/2480/vacation_rental_area_map_tro.pdf).

Huge amount of capital being spent by big players in the Chemical industry (Big Oil & Gas) in Places like Baytown and on the East side of town.

I suspect we will see a lot of the smaller players with little experience having to unload their properties with the rising interest rates.
