Rental prices have been dropping in Fort Worth and surrounding areas. 

Remember no one is going to drop a million in your lap. 

Worst case, we'll see what happens come Jan 1 and if prices drop, that'll open up deals for investors.

At a later date more than likely in 2024 or early 2025 you can refinance when rates drop back to normal.I would also shop around for a competitve rate and not just use your current lender who may not have the best rate/term in addition to lowest costs APR.

All that may not drop in your lap and you shepherded along with someone holding your hand. 

From my experience,  the PMI drops off at 20% LTV and can be written off if you make under a certain amount (I believe 100k).

I do anticipate and expect occupancy to drop in the next couple months as my approach to running large deals is to be very aggressive with our tenants who are slow-payers or no-payers.

Nothing wrong with I left it as is. 6 months later a tenant dropped their bowling ball on the tile and cracked it into jagged pieces!

I spent a lot of time trying to reconcile the exodus from IL and what I've been seeing in the market and eventually came to understand that while the population in Chicago is dropping the density within the desirable areas is spiking.

Hint, the property has been on the market for a long time and they have not dropped the price, that means they cannot because they are going to have to come out with money out of pocket to sell it.
