At a later date more than likely in 2024 or early 2025 you can refinance when rates drop back to normal.I would also shop around for a competitve rate and not just use your current lender who may not have the best rate/term in addition to lowest costs APR.

From my experience,  the PMI drops off at 20% LTV and can be written off if you make under a certain amount (I believe 100k).
