It's hard to do business when a personal relationship exists.

I have no more headaches, there is an umbrella policy for the properties, and I can buy more properties with the cash flow without anymore personal money.

My personal opinion is: once the renovation is done, property is rented and generally stabilized, I take out a fixed rate mortgage.  

Please let me know your thoughts.I personally like investing in this area.

@Maurice George, you can pay the heirs for access to inspect the property and you can buy personal property.

The goal is to replace 1 persons income, for now, and pricing on multifamily seems too high at the moment to be able to accomplish that without more money on hand.I've been in property management for around 4 years and my husband is with the same company in the renovations department.

Ok...this person needs to quit drinking coffee with caffeine and, should probably stay off the internet for a while.

They offer that for cheaper than I can get them done, so I let them assemble and install them on my jobs.I personally do my own design, so no need for design assistance for me personally.As for quality, that goes with price.  

I'm sure that some of the sites work and will drive some results, but I would be very curious to see a breakdown of a personal reach out system to large hospital networks, local companies HR, etc. 

A person can cash-flow in ANY market, ANY state, ANY MSA....
