This could make the IRR of a park that otherwise performs perfectly negative very quickly.  

The saying is "Hindsight is 20/20" as in perfect 20/20 vision.  

The drywall was perfectly cut inside the closet wall a number of years before from a repair. #3 last year a tenant left behind a really nice squat rack and 300lbs of Olympic weights..

No tax lien has been placed on the house yet but I believe I'm in a perfect position to capitalize on this before the bank takes action.  

Which means if it were run by date due, it would look like a perfect payment record. 

This issue combined with an unrelated bad investment and her husband's medical issues and subsequent job loss - it really was a perfect storm of crappy things for her -  and she ended up declaring bankruptcy and sold her properties (she only had 2 besides her own home).  

In other words, with all the variables that differ from contract to contract (i.e. type of deed, whether there is a mortgage on the house or not, etc.) how do you make the perfect contract on the spot?

Do you think I should try to create to create part of the lease on my own and then go to the attorney and have them perfect it, or just go to them with nothing and tell them my preferences on pets, etc.?

Some funny responses here, perfectly acceptable to tip your waiter, mail carrier, garbage, housekeeper etc and give gifts to friends and family because it's that time of the year but don't you dare act like a human to tenants, they'll steal your garbage disposal, lol.
