Already talked to the Warren County office and they said it's a 3 month process to get STRs approved but in general the process seems to be pretty straight forward if you aren't in a HOA or in town.I have a property in the area that is a smaller 2bed/1bath that does really well and I feel very comfotable with the 3 bed numbers, but once we get to the higher range properties 3-4 bedrooms and properties that I would consider to be luxury stays for large groups, I am finding it hard to make the numbers reallyyyy make sense at a $300 ADR.

Just curious because people in that community could exceed the yearly limit pretty easily. 

I would move on to another applicant especially if you have other people currently interested in the property.

But my guess is to the reason why people who own a duplex and if they are an investor they don't worry about the mortgage because they have the tenants paying the rent which pays off their mortgage and also have extra left over (cashflow).

I know many people have lawyered up, and they’ve gotten nothing of value back in return for their legal fees.  

Driving or even walking the locations at different times of the day is one true way to get a sense for what it is like.

I’m sure I will have to check zoning but figured I would see what ideas people had first?
