Not knowing the layout is it possible to run each furnaces & a/c on separate utilities.Give 2 of the apartments each a fce & a/c unit then look at mini splits for the other (upper) units.

If you buy here to hold, make sure you hold onto it for a long time - it will eventually pay off in spades, and in a very low-risk manner, but the cash flow won't look very sexy on paper for a while.Hopefully something in here is helpful to you, sorry for the wall of text. :)
