Oh, and they are being repackaged into securities.I am sure you would agree the macro environment has a lot to do with how people feel and therefore how well the economy does generally.I have come to think that the debt load will be a hindrance on growth, and 10 years of low rates has baked in some risks, we otherwise would not have, in place.I am absolutely investing in real estate, especially since the last similar instances of this situation have sent the stock market sideways for a decade, and imo will put a lot of pressure on multi family or any cash generating asset.That certainly could compress cap rates even more, but will vacancies increase at the same time?

Regarding multi-family I would say I am more bearish vs SFH because there is just so much multi-family supply coming online that is putting pressure and will continue to put pressure on rents.

I hear ya John Warren..good advise..I have been doing 2 careers since right out of college..full time pharmacist and self-managing investor...opened my own pharmacy(pilsen) 6 years ago..its nice but pressure from the PBMs are making it very difficult..I like to manage my own properties because not only do I like fixing things but  i also  get a first hand view on any problems arising...and I save $ from some not so honest propertymanagers/tradesmen...all myproperties are within 20minutes of each other..that helps too.

A gooseneck wand that fits on a garden hose and pressure washes them works wonders all from the ground.    2 and 3 story houses they may work,,,thinking oversize downspouts are a better fix and plug less.

I want to be able to check things and make sure I'm not buying a property that has 3 mortgages being attached to it and I'm 200k upside down in it.Do properties really go that fast or is that some kind of high pressure sales technique to separate me from my money?
