Both are strong cash flow markets but in addition to good cash flow, they both have strong economic and demographic fundamentals such as growing populations, job growth and modern/diverse economies and industries.

It was really kept up with but still had original everything from the 70s.If i upgrade the kitchen and bath and "modernize" the floor plan would that increase the value of the home and is it worth doing these type of flips or should i stick to trying to look for a really distressed property?

They are reaching out for replacement checks to be sent via overnight courier, and they are dealing with liens as of the date the package was received.

Hey Will,As a PM in the area:-have a lawyer look over your lease-make sure EVERYTHING is in your lease (who replaces air filters, who replaces smoke detectors batteries, who cuts grass)-be thorough with background inspections-make sure tenant is aware (and is in lease) on when fines occur for late rent and how much they areThose are things that first come to mind.In can be expensive and time consuming to set it all up the first time and do it in a way that protects yourself and your investment.Let me know if I can help in any way!
