My job in the military is not that bad, I am thankful for the experiences I've had so far, but overall, it is something that is just bearable, nearing total boredom at times, and I couldn't even imagine staying in for a whole 20 yrs.

As a Florida Mortgage Broker, I see so many borrowers and/or buyer agents completely fumble the ball at this point.If you are paying cash of the property or planning and/or can put 20%, 30% or 50% down, then take the 10k off the sales price.BUT...if you are over 45 yrs old, with less than 200k in retirement and have Credit Card debt and obtaining a loan with less than 20% down...take the 10k as a SELLER CREDIT to pay towards buyer's closing costs and prepaids

Here's my current situation:- 40 yrs on earth, 0 years owning or investing in real estate- 580 credit score- South Florida (Miami Dade County and Broward County) market- No considerable cash savings- 90K + w2 and have a spouse with w2 as well- Renter with no mortgageHere are my questions:- Does flipping makes sense for me or is BRRR the way to go?
