If you have more of a budget to work with, direct mail to highly targeted lists is an excellent way to go.

Big goals, big action, big results.I'll achieve my goal through lead generation via bandit signs, classified ads, calling craigslist ads, PPC, driving for dollars & consistent direct mailings.

I'm not so naive as to think the gun will save my butt in an up-close-and-personal situation but it does give me the confidence to not be scared and a victim and serves as a constant reminder to be observant and vigilant about my surroundings.  

I suggest netorking with brokers, RE agents, other investors, wholesalers and if you have some capital to work with, direct mail.  

The only bit I might possible add would be to require (and remind) your tenants that any complaint against another tenant must be made in writing before you could even consider taking any action.We have found this goes a long way to encouraging tenants to work out their own solutions.

I have my bandit signs ready, my 2 squeeze pages (for buyers and sellers respectively),my website will be done shortly, but want last minute advice on direct mail. 

(In CA, the MLS also has access to this data available online for members.)Once you have the owner's name and mailing address, it's usually pretty easy to find a way to get in touch via googling / facebooking.

That may mean properties that need some work, that need new tenants, increased rents, or even finding new creative ways of increasing cash flow i.e. adding laundry machines, charging for storage space, vending machines etc.If you are looking for a turn key rental property it's going to be difficult to find things at a discount unless you can find a motivated landlord.Finding good deals is going to be difficult on the MLS you need to try other strategies...i.e. driving for dollars, direct mail, networking, searching the eviction records, auctions, etc.
