Obviously this is an investment as once she is finished with school she will make more money, but realistically we are looking at the next 4-5 years being pretty tight on cash from only me working and paying off the debt.Is investing even feasible with low amounts of cash on hand?

I would like to keep my current house as a rental property, but don't have the funds to pay off this one and buy a new one.

My father wants to use his SDIRA to provide a loan to the LLC him and I are equal partners in.The loan would provide the additional funds we require to purchase an investment property.The LLC would pay principle and interest at market rate to the SDIRA.Would this be considered a disqualified transaction? 

Those funds currently are managed by Vanguard. 

However, my investable funds range between $100,000 and $150,000.

Hangar space has a relatively low cost per square ft and it's not uncommon for tenants to shove cars, RVs, boats, etc into the empty space around an airplane but this will violate airport rules and regulations.PS I have on about a half dozen occasions seen private airports for sale on craigslist. 

Once you narrow in on what you're looking for there are some excellent lenders through BP that could help you find some good options for loans.For instance, if you needed to put as low down as possible you could look into an owner-occupied loan like a FHA loan.   

Then they start trusting me lol.The ones asking you to reduce your commission and low ball, cut them and move on.
