JD said it best - I'm ok leaving some money on the table, as long as the property is performing at a high level.

For me, it added an extra level of security/ protection above the regular homeowners policy (injury, property damage etc). 

There is also some concern (i don't have details) about the level of condo fees and the suspicion that they are being set artificially low on new build.

If a sponsor is only showing gross or project level returns, I will immediately hit delete.  

Additionally, have to work around the concrete slab/driveway.New plan is to just finish converting the garage and instead of building out, raising the roof enough to get a second level.

Can't talk myself into giving up the free money the employer is putting in for the 401k match, so I continue to contribute to mine at the level that gets the maximum employer contribution. 

@Sean McGrady: no one can give you a number, because we don't know anything else besides 3.5% down and you have 5k.  3.5% of a 200k purchase price is $7k, plus several thousand in closing costs, plus some level of reserve capital just to make sure you can fix the furnace when it breaks.  

If I rent to travelers I will need to have it fully furnished, which I estimated would be another $10,000 to $12,000 when you figure everything from wash clothes to beds and couches.
